Oncisa
ONCISA is the real estate arm of the ONCE Business Corporation. Its business is focused on residential developments of both first and second residences, and on the construction of buildings for lease. It also provides all types of services involving building management, administration, maintenance, and marketing of the assets of CEOSA companies.
Three years into the crisis, there is still no short-term recovery in sight for the real estate sector. Housing sales are strongly linked to the employment rate, which is not expected to grow over the next two years.
Given these circumstances, Oncisa made a great effort in 2010, greater even than in 2009, to maintain not only its business activity, but to improve its turnover (15.75%) and profit (140.22% before taxes).
Oncisa had a turnover of 68.5 million euros in 2010, of which 26.4 came from the sale of development properties, 27.5 from the sale of land and 14.6 from leases.
Pre-tax profit rose to 8.6 million euros, versus the 3.6 million of 2009.
ONCISA continues to have a solid financial structure, with an equity of 389.7 million euros. This accounts for 77% of its permanent sources of financing and 71% of its total assets.
The main residential development projects ONCISA plans to start in 2011 are concentrated in the areas of Valencia and Barcelona.
ONCISA had an average workforce of 37 employees, of whom 7 were disabled. This represents 18.9% of the total.
